Caretaker/Maintenance Technician – Eastside Commons/Columbia Court Townhomes
Job Duties & Responsibilities:
- Provide all residents with exceptional customer service
- Provide residents with exceptional customer service and foster good resident relations
- Maintain and complete Work Order requests
- Perform follow up calls on Work Order requests
- Maintain preventive maintenance schedule
- Work after-hours emergency on-call rotation, as scheduled
- Perform apartment turnover duties
- Maintain MSDS and follow all safety procedures
- Maintain lock out/tag out station of keys
- Maintain apartment lighting and snow logs
- Monitor HVAC equipment and pools, if applicable
- Work in extremes of climate/temperature (-20 to 110 degrees), rain, snow
- Keep all interior and exterior common areas clean on a daily basis, to include the following tasks:
- Sweep, vacuum, mop, polish and strip floors
- Clean windows
- Spot-wash stained walls and doors
- Remove garbage from receptacles and inset plastic liners
- Assist with snow removal, sweeping, watering/weeding and debris pick up
- Replace light bulbs
- Clean debris from vacant apartments and garage
Non-Essential Job Duties and Responsibilities:
- Perform/prepare special projects
- Perform other duties, as assigned
Position Requirements:
- Must possess appropriate licenses & certifications, ie Boilers’ License CPO or willing to obtain within 6 months of employment.
- Ability to lift 50lbs to chest height
- Must have knowledge of basic maintenance repair and maintenance
- Must be able to bend, stoop, kneel, crouch, crawl, pull and push
- Must possess the ability to communicate effectively, both verbally and in writing
- Ability to work with hands over their head and perform duties while standing on a ladder
- Work with and around mold, dust, paint and chemicals
- Ability to understand and follow English instructions
- Reliable transportation with satisfactory driving record
